We were welcomed by our host Mike as we arrived through the welcoming open farm gates (you ring a brass bell on the verandah) and as we were the only guests he very kindly gave us a choice of 3 different rooms. To be honest all the rooms looked fantastic, as did the lounge area which had books/games, vinyl music, and very comfy settees to relax in. The lounge showcases the history of York in the photos on the walls and was cool and comfortable during two days of 40’ heat and has a flagstone floor. After arrival and settling in, Mike gave us a tour of the property where we met the two ponies, a rare breed pet lamb, and rescued chickens (where the fresh eggs come from for breakfast). The property has vines, olives, fruit garden, and a great view of Mount Brown. Oh yes there’s Winnie a cute little Chihuahua who thinks she’s bigger than she is- but very quickly recognised us a friends. We loved playing ball with her. Now to the comfort stuff- the bed and bedroom arrangements and styling are very comfortable and relaxing; we both slept really well. The shower was great (you’re provided with nice bathroom products and kits which was very thoughtful). The breakfast was beautifully cooked and huge, there’s homemade bread and local honey and fresh fruit kebabs. In the guest lounge you have access to a fridge, tea and coffee, jars of sweets, fruit and chilled water. Nothing is too much trouble to make guests comfortable, but all of this is done in an easy laid back way allowing you to chill out. A folder in the room gives local info, and pamphlets on local attractions are also available. Our hosts were fantastic, the property is lovely, and with very little ambient light the night sky was awesome. We sat for hours on the verandah looking at stars. We’ll certainly be back, we’ve told all our friends and family, and couldn’t fault this haven of tranquillity.
What a fantastic place to have a long weekend. Luxurious accommodation, the best hosts, amazing cooked breakfasts with the “best” hot chocolates the girls have had. Toppped off with gorgeous animals. What’s not to like?! We will be back.
Had a lovely stay for our 11th anniversary. Cozy and comfortable room. Enjoyed the fire while it was raining outside, and a delicious breakfast in the morning. Totally fell in love with Winnie too! Thanks so much.

A lovely, all too brief escape in this warm, welcoming and wholly delightful guesthouse. Was celebrating my birthday and a lovely banner “Happy Birthday” bedecked the breakfast room in the morning – a lovely thoughtful touch. Many thanks indeed Jo and Mike – definitely be back!
What a beautiful stay, such a beautiful home. It was lovely to sit in the garden, smell the roses and listen to jazz, sipping tea and eating scones and jam. We had a restful sleep in very comfortable beds. We were looked after very well and made to feel completely welcome. Thank you Mike and Jo
Wow, wow, and wow! We absolutely loved this place, so serene and peaceful. Jo and Mike made us feel at home, so helpful, friendly and the food was incredible too. They went above and beyond. Everything was perfect. Even down to the shampoo! Thanks for a great stay. We’ll definitely be back.
It’s official. This is our favourite B&B. Mike and Jo were simply wonderful and the brekkie was to die for. We love the luxury of Hope Farm and to be able to gaze up at Mount Bakewell was sublime. Thanks guys we will be back xxx
